Delhi’s MPD-2047 Offers Ageing Colonies Redevelopment With Higher FAR
Delhi has proposed a plan to let some old residential areas rebuild.
The plan is part of the Master Plan for Delhi 2047.
It could cover government colonies, housing societies and planned neighbourhoods.
A project would generally need at least 3,000 square metres of land.
Residents would have to work together to redevelop their properties.
They might be allowed to build more floor space than current rules permit.
Some land could be used to widen roads, while new projects would need better sewage, waste, water and energy systems.
The plan would not apply to places such as slums, unauthorised colonies, the Ridge or protected zones.
MPD-2047 proposes regenerating old government colonies, ageing housing societies and planned residential neighbourhoods in Delhi.
Eligible projects would generally need at least 3,000 square metres, with plots allowed to be merged or reconstituted.
Redevelopment projects could receive construction rights of up to 1.5 times the base Floor Area Ratio.
Residents, societies or federations would need to undertake redevelopment collectively and may provide land for road widening in exchange for additional FAR credit.
Projects would require upgraded infrastructure, while several protected, unauthorised or specially regulated areas would remain excluded.
