Seville investor says 31-property portfolio helps him secure bank financing

Alejandro Muñoz, a property investor from Seville in southern Spain, says he has built a personal portfolio of 31 homes since 2015.

He also takes part in deals with other investors.

His approach is to buy properties he believes can rise in value, rather than focus only on rental income.

He says owning valuable properties can make banks more willing to lend because those assets affect how they assess risk.

His experience working in banking helped him understand how lenders assess borrowers, but each bank applies its own rules and a rise in property value does not guarantee a loan.

He also considers local wages, population changes, housing supply and prices when choosing where to buy, including in Seville, Alicante and parts of Andalusia and southern Madrid.

Managing 31 properties takes time, so he has delegated some daily tasks to focus on finding further opportunities.
