Basque government approves free rent default insurance for landlords

The Basque government approved free rent-default insurance for landlords who rent out homes in areas with strained housing markets.

The scheme, called Alokaplus, covers unpaid rent and may also cover utility bills or damage caused by a tenant.

Landlords can recover 14 months of rent, or 20 in some cases, and the government will then seek repayment from tenants for amounts it paid.

To qualify, a landlord must be an individual who owns no more than five properties, and the rented home must be used as a main residence in a designated area.

The landlord and tenant must sign an agreement confirming that the tenant will repay covered debts.

The government says the scheme aims to bring up to 25,000 empty homes into use without adding insurance costs for tenants.

The government has approved the scheme, but the details provided do not say when it will begin.
