Discounts offered on 44% of Moscow’s mass-market new homes

In September, Moscow developers offered discounts on 44% of mass-market apartments in new buildings, a record share across Russia.

The share of discounted homes rose by eight percentage points over the past year, according to analysts RedCat and Legenda.

High mortgage costs and home prices are slowing sales, so developers are trying to attract buyers who have not yet made a purchase.

Discounts on individual apartments can reach 40%, while cuts of 15% to 20% are more common with full payment.

Developers also offer deals for repeat buyers, trade-ins and special mortgage programmes.

The discounts do not mean homes have become broadly affordable, because they often apply only to certain apartments and come with conditions.

Market participants do not expect prices to fall across the board, as developers still face high costs and have limited room to cut prices further.
