Dubai's New Shared Housing Law Tightens Room Rental Rules

People in Dubai sometimes share an apartment to save money, and a new rule called Dubai Law No.

(4) of 2026 explains how sharing must now be done.

The law does not stop family members, friends, or colleagues from living together.

However, if a tenant wants to rent out a room or bed to someone else, they need written permission from the landlord first.

Apartments and villas that are used as shared housing must also get an official permit from Dubai Municipality.

The permit makes sure the building is safe, not too crowded, and has enough space and facilities for everyone.

Permits usually last for one year, and owners must ask to renew them at least 30 days before they expire.

Only property owners or licensed companies are allowed to rent out shared rooms.

People who break the rules can be fined, and repeat offenders may face even bigger fines.

The new law is meant to stop unsafe and unofficial room rentals and to protect everyone living in shared homes.
