India Grants Four-Month Extension to Real Estate Projects Amid Conflict
India’s housing ministry told state regulators that the war in West Asia is hurting construction.
Because of the war, factories are running out of building materials, so many homes are delayed.
The ministry said it is okay to treat this as a "force majeure" or unexpected event.
It asked regulators to give all affected projects a four‑month extra time to finish.
This extra time applies to projects that were supposed to finish after February 28, 2026.
Regulators can give one common order for all projects instead of many separate ones.
Builders and buyers are happy because it helps avoid lawsuits.
The National Real Estate Development Council also said the move is fair.
The plan should help projects finish on time and protect buyers’ interests.
Ministry advised all RERAs to grant a four‑month extension to registration and completion timelines for eligible real‑estate projects affected by the West Asia conflict.
The advisory cites RERA Sections 6 and 7(3) and treats the West Asia situation as "war" for Force Majeure purposes.
Extensions apply to projects with original, revised or previously extended completion dates on or after 28 February 2026.
State RERAs may issue a common order covering all eligible projects, avoiding separate applications.
NAREDCO and industry leaders welcomed the relief, citing supply‑chain disruptions and material shortages.
