Developers target small sites for luxury apartments in São Paulo
Developers in São Paulo are building luxury apartment projects on small plots or on sites assembled from several properties.
Unacorp bought 15 houses near Avenida Faria Lima to create three plots in the upscale Itaim Bibi area.
Its first project, Lurie Itaim, will have 14 apartments, including homes larger than 200 square metres, as well as a pool and spa.
The company also plans wider pavements, planted areas and a boulevard along the street, and is waiting for city approval for projects on the other two plots.
Another developer, Bioma, built a 23-apartment tower on a site that had held a restaurant and a pet shop.
The approach lets developers use sites that may be too small or restricted for larger companies’ projects, while offering residents more space and shared amenities.
The remaining Unacorp projects are expected to be announced next year, according to its managing director.
