Bank mortgage lending in Mexico remains flat as public loans grow
Commercial banks issued 43,500 home-purchase loans in Mexico in the first half of 2026, 2.4% fewer than a year earlier.
The total value of those loans fell 4.8%, and the average loan size also declined.
By contrast, public housing institutes Infonavit and Fovissste increased lending, issuing 181,100 home-purchase loans, up 2.4% year over year.
The housing market showed signs of stabilizing, but a sustained recovery has not yet begun.
Home prices rose 7.3% in real terms over the year, making the ability to afford a home a major challenge despite improving work incomes and gradually falling interest rates.
Mortgage lending is concentrated in a limited number of markets, which accounted for 52.8% of bank loans in the first half of the year.
A moderate increase in mortgage lending is expected by the end of 2026, while the 2027 outlook depends on whether more housing projects become completed homes available to buyers.
