Spain updates rent calculator to show maximum increases under new decree
Spain’s Housing Ministry has updated an online calculator so tenants can check how much their rent may rise at its next annual review.
A housing decree that took effect on October 8 sets temporary limits on rent updates across Spain.
The limits apply to housing contracts due for an annual update from now until December 31, 2027.
If a tenant’s rent is above the state reference limit for their area, it must stay unchanged.
If the rent is at or below that limit, the landlord may apply the increase agreed in the contract, but it cannot exceed 2%.
The calculator uses the contract details entered by the user, and the ministry says its results are for information and support.
The decree still needs to be approved by the parliamentary body that handles business when Congress is not in session.
