A REIT is like a big piggy bank that many people put money into together to buy office buildings and shopping malls.

The people who put money in are called unitholders.

In India, there are now six big REITs.

In the first three months of the new financial year, these REITs gave back ₹3,136 crore to their unitholders.

That is more than twice what they gave a year before.

One reason is that two new REITs joined the group.

The rules say REITs must share 90 percent of their earnings with unitholders.

Since they started, the six REITs have given back more than ₹34,800 crore.

The leaders say the money came from good rent collection, more offices being filled, and careful money management.

They call it a positive start to the financial year.
