South Korea backs first private-sector public housing project with loan guarantees
South Korea’s LH and HUG have launched their first financial support for a public housing project built with a private partner.
These projects bring together state housing agency LH and private firms, which arrange construction and financing for homes.
The first supported project is in Pyeongtaek’s A-63 district and will provide 630 homes.
The private consortium received a guarantee limit of 152.8 billion won, and its first loan of 21.9 billion won was issued at an annual rate of about 4.7%.
The guarantee is intended to ease financing costs that have weighed on private builders amid high interest rates and a tight project-finance market.
LH and HUG are pursuing guarantees for further projects, including 540 homes in Miryang, and plan to simplify applications and reviews.
