Logistics leasing in Spain is set to reach a record in 2026
Logistics leasing in Spain is forecast to hit a record 2.55 million square metres in 2026 across Madrid, Catalonia and Valencia.
In the first nine months of the year, tenants leased 2.07 million square metres in those markets, 28% more than a year earlier.
Growing populations, online shopping and larger stock needs are driving demand, alongside the arrival of major Asian operators.
At the same time, higher construction costs and interest rates have reduced the number of new speculative warehouses built without tenants lined up.
That leaves less space available and puts upward pressure on rents; availability in Madrid has fallen below 7%.
Valencia's prime rents have already matched their previous record, while Madrid's are forecast to reach a historic high by late next year or early the following year.
The outlook is for continued rent increases as demand absorbs available space.
