Quintana Roo mortgage arrears rise as bank lending falls

Quintana Roo’s bank mortgage market is facing a sharper downturn than the national market in Mexico.

From January through August 2026, banks issued 2,671 housing loans in the state, worth 6.593 billion pesos, down 7% by value from the same period a year earlier.

Overdue loans reached 5.45%, compared with 3.20% nationwide.

In Tulum, excess housing supply after years of rapid growth led lenders to cut construction and individual mortgage credit, slowing building and home sales.

Infonavit’s lending moved in the opposite direction, issuing 12,269 loans worth 9.176 billion pesos, up 26.9% in the same period.

This points to more demand for social housing and a narrower market for bank mortgages, in a state where construction and tourism-related property investment are important.

Banks are maintaining cautious lending standards, while unsold homes from the earlier building boom remain on the market.
