Landlords with five or more rental homes charge 7.1% more
A Spanish study found landlords with five or more rental homes charge 7.1% more than landlords with one for a comparable property.
The research analysed nearly 790,000 rental-home records from 2019 to 2023, using tax data.
It found that rents for the same homes rose 3.1% to 4% more when owned by landlords with multiple properties than when owned by one-home landlords.
The gap was especially clear at contract renewal: landlords with one home raised rent by an average of 3.8%, compared with 5.2% for those with several.
A shortage of rental homes is also putting pressure on prices; available supply has fallen 44% since 2018, according to Idealista, while Spain’s population has grown.
The study says large landlords are not solely responsible for rising rents and covers individual owners, not property companies or public housing.

The study says broader market pressures, rather than larger landlords alone, account for much of the overall rise in rents.
