Spain’s rental housing supply rose in the third quarter
Spain had 683,920 homes available to rent in July through September, up 3.46% from the previous quarter.
The increase came despite uncertainty over two government decrees approved two weeks earlier, including one on indefinite rental contracts that has not yet taken effect.
The supply was still about 10,000 homes below a year earlier, although the figures suggest the recent decline may be easing.
The picture varied by region: Madrid’s supply was nearly unchanged, while Catalonia’s fell 1.5% to 93,489 homes.
The average number of people interested in each rental home over a 10-day period also dipped, from 143 in the second quarter to 133 in the third.
Some renters may be looking outside high-pressure areas, or turning to room rentals, while others may delay or stop searching because affordable homes are scarce.
Spain had 683,920 homes available to rent in the third quarter, up 3.46% from the second quarter, according to the Rental Observatory.
The third-quarter supply was still about 10,000 homes lower than in the same period of 2025.
Supply also rose 2.14% from the start of the year, though another comparison in the Observatory’s figures showed a decline of 16,644 homes against the average for last year.
The number of people interested in each rental listing over 10 days fell to 133 from 143 in the previous quarter.
The figures showed different trends across regions, with supply falling in Catalonia and remaining almost stable in Madrid.
