Land prices in Mecklenburg-Vorpommern rose 59% in 2025

Building land in Mecklenburg-Vorpommern cost 59% more on average in 2025, reaching €85.04 per square metre.

The figures cover land sold for housing and business across the northeastern German state.

Prices differed sharply by area and by land type.

For ready-to-build residential plots, Rostock had the highest average price at €448.41 per square metre, while the Mecklenburgische Seenplatte district was lowest at €70.61.

Ready-to-build plots are especially useful to people planning construction because they are generally connected to existing roads and divided into suitable parcels.

The state recorded 1,391 land sales, 17% more than the previous year, while the total area sold fell 29% to nearly two million square metres.

Prices rose in most areas, but fell in Rostock and the Nordwestmecklenburg district; the figures do not say what prices will do next.
