xAI faces noise lawsuit as homes near Mississippi data center are offered for sale

xAI’s data center in Southaven, Mississippi, powers the company’s Grok AI model using high-performance computers.

The facility relies on gas turbines for electricity, and nearby residents say the turbines create constant, disruptive noise.

Three residents have sued xAI and MZX Tech, the company operating the turbines, over noise and vibrations.

A Mississippi court refused to dismiss the lawsuit, so the case can continue.

Meanwhile, MZX Tech agents have offered to buy homes in the area, with reports saying as many as 418 properties could be involved.

Some owners have agreed to sell, and five sales have reportedly been completed; sellers are said to have to agree not to join the noise lawsuit.

xAI has disputed claims that it has caused unreasonable noise and says it has taken steps such as building sound barriers.

The dispute now centers on the continuing lawsuit and the home-buyout offers, while some local supporters say the data center could bring jobs and tax revenue.
