Cancellations reach 21% of Brazil’s mid- and high-end home sales
In Brazil, home purchase cancellations reached 21% of mid- and high-end sales in the first half of 2026.
The share was the highest since the first half of 2020, according to the Brazilian Association of Real Estate Developers.
High interest rates, more expensive mortgages and household debt are among the pressures on buyers, while developers also cite delays in documents needed for financing.
The rate remains far below the more than 50% seen during the mid-2010s housing crisis, when weak demand and falling prices made returned homes harder to resell.
A 2018 law sets rules for ending off-plan home contracts, including possible penalties for buyers who withdraw, but buyers can receive a full refund when the developer is responsible for cancellation.
The economic housing segment remains stable, while the mid- and high-end market faces more cancellations.
The figures do not state what will happen next.
Cancellations equalled 21% of gross sales in Brazil’s mid- and high-end housing segments in the first half of 2026.
That was the highest proportion since the first half of 2020, according to the Brazilian Association of Real Estate Developers.
Analysts point to high interest rates, more expensive mortgage credit, household debt and rising construction costs as contributing pressures.
Lavvi reported an 82% rise in cancellations from the first half of 2025, while Trisul reported a 29.4% increase.
The current level remains below the rate of more than 50% recorded during the real estate crisis around 2014.
