German home loan rates reach highest level since 2009

German home loan rates have climbed to nearly 4.5%, their highest level since 2009, according to figures from financing broker Interhyp.

The average rate for loans fixed for 10 years was 3.9% in May.

Inflation fears linked to the Iran conflict have pushed rates higher, and the European Central Bank has raised its policy rates to curb rising prices.

The increase adds nearly €200 to a typical monthly payment, or about €2,400 a year, though the exact cost depends on the loan.

Buying a home is also difficult because of high construction and purchase costs, while fewer buyers are proceeding with deals.

Some sellers are accepting lower prices, especially for existing homes, giving buyers room to negotiate.

Interhyp expects rates to fall noticeably only if the Iran conflict eases in a lasting way, but says there is little sign of that now.
