Rental returns on Spanish homes ease to 6.2%
Rental returns on Spanish homes fell to 6.2% in the third quarter, according to Idealista data.
This is the estimated gross annual return from rent compared with a home's purchase price, before taxes and other costs.
The average is down 0.3 percentage points from the previous quarter and one percentage point from early 2025.
Returns are easing because home purchase prices have risen faster than rents, which are increasingly constrained by wages.
Huelva had the highest return among provincial capitals, at 7.4%, followed by Castellón de la Plana at 7.2%.
The figure is not the owner's take-home profit: taxes, maintenance, periods without tenants and possible missed payments can reduce it, while future rent increases could raise returns.
