Barcelona home prices rise 10.8% despite fewer sales

The increase followed slower growth in the second quarter, and prices rose fastest in Sants-Montjuïc, followed by Nou Barris and Sant Andreu.
Home sales fell 2.3% in the first half of the year compared with the same period in 2025, with 8,010 transactions recorded.
Longer times to complete purchases and bigger price discounts also point to a slowing housing market.
For years, Catalan authorities have introduced rules intended to contain housing costs, while property and construction groups say some measures have discouraged investment and building.
In Barcelona, developers must assign 30% of new-build and major renovation projects to public housing, and just 662 homes received permits in the first half of 2026.
A proposed restriction on large owners buying more homes in rent-stressed areas is still under discussion in Catalonia’s parliament.
