Iguatemi and Catuaí plan R$1 billion Four Seasons project in São Paulo
Iguatemi and Catuaí plan a R$1 billion luxury development in Itaim Bibi, São Paulo.
The 26-storey project will include a Four Seasons hotel with 104 rooms and serviced residences.
It will also have large private apartments, restaurants, a bar, event spaces, a spa, a pool and a gym.
The companies say a shortage of luxury hospitality options in São Paulo led them to choose a hotel instead of the office building they first considered.
Catuaí will own 56% of the project and Iguatemi 44%; it is Iguatemi’s first hotel investment.
British architect David Chipperfield will design the development, which is now in the licensing stage.
The opening is planned for the second half of 2030.

We initially planned to build a boutique office building, which fits the character of the area. But we thought more carefully about the project and understood that São Paulo still lacks luxury hospitality options. So we changed the project.
