Seongnam sets development plan for AI-focused Ori Station district
Seongnam, a city in South Korea's Gyeonggi Province, plans to develop the area around Ori Station as an AI-focused technology district.
The guidelines cover about 570,000 square metres in Gumi-dong and divide sites according to who owns them.
On some publicly owned sites, the city aims to attract major AI companies and exclude housing, requiring offices and research or education facilities to make up at least 70% of floor space.
Other sites, including a bus depot and an office building, could combine industry, offices and homes.
The plan allows a floor-area ratio of up to 800% on some sites, meaning buildings' total floor space could be up to eight times the land area.
Private development proposals will be considered, with extra building capacity tied to public benefits such as improved infrastructure.
Seongnam plans to revise the rules for public sites by next year and invite companies to apply, aiming to link the district with Pangyo Techno Valley.
