Chennai Real Estate Defies National Slowdown with 31% Growth
Chennai's real estate market is doing really well, especially for expensive homes.
In 2025, sales of homes costing over ₹1 crore went up by 31% compared to the previous year, while other big cities saw a drop.
Chennai sold 14,837 of these premium homes.
The city also had a 45% increase in new premium homes being built, just behind Kolkata.
This growth is happening because more people want to live in apartments instead of traditional houses, and there's more money being made by wealthy people.
The rest of India is seeing a shift towards more expensive homes too, with these making up 63% of all homes sold in 2025.
Cheaper homes are selling less, with their share dropping to 37%.
Developers are focusing on these more expensive projects because they make more money.
Chennai saw a 31% year-on-year growth in premium home sales (over ₹1 crore) in 2025, while other major cities declined.
Sales of 14,837 premium units were recorded in Chennai in 2025.
Chennai had a 45% growth in new launches of premium houses, second only to Kolkata's 60% growth.
Nationally, premium housing segment grew by 6% year-on-year, while total launches dropped by 3% to 293,079 units.
Developers are prioritizing higher-margin premium projects due to shifting buyer preferences and market trends.
