Can mutual fund SWPs support home loan prepayments? Expert insights

Can mutual fund SWPs support home loan prepayments? Expert insights

When people buy a home with a loan, they often also have money saved in mutual funds or stocks.

Some people think about taking small amounts out of those investments each month to help pay off their home loan, like getting a monthly allowance from a big piggy bank.

This is called a Systematic Withdrawal Plan, or SWP.

A tax expert named Archit Gupta says this idea can create serious problems with taxes.

In India, tax rules give a special benefit when you sell investments to buy a home, called Section 54F.

But the rules expect you to use the money from the sale in one big chunk to buy the house.

When you take out small amounts every month, the tax office sees each withdrawal as a separate sale.

That can cause confusion and might make you lose the tax benefit.

It is safer to sell all the investments at once and use the money for the home.

That way everything is clear, and you avoid trouble with the tax department.
