Amended Building Rules Aim to Boost Andhra Pradesh Realty Sector
The state of Andhra Pradesh in India changed its building rules to make it easier for people to build houses and offices.
The new rules let buildings be a bit taller, let people pay a certain fee in smaller parts, and give more options for using land.
A group of real‑estate developers in Visakhapatnam said the changes will help them finish projects faster and cheaper.
They also said the rules will help the city grow in a cleaner and more organized way.
The changes are now in effect right away.
Andhra Pradesh government issued G.O. 161 amending the 2017 Building Rules.
Amendments raise non‑high‑rise height limit from 18m to 24m and allow CLIIF payments in six instalments.
Changes expand Transfer of Development Rights framework and add environmental decks and service floors.
CREDAI Visakhapatnam chapter welcomed reforms, citing easier approvals, lower costs, and sustainable development.
Revised setback norms, CZR 2026 provisions, and Section 22‑A changes expected to improve transparency and land utilisation.
