Telangana Finalises Musi Project Land-Pooling Terms for Landowners
The Telangana government has set rules for collecting land for a Musi River development project.
The first area considered is between Nagole and Gowrelly.
Different landowners will receive different amounts of developed land.
Regular patta landowners may receive a share of developed land or a fixed amount per acre.
Land near the river or in flood-related zones will receive smaller allotments.
People using government land without ownership may receive 300 square yards per acre.
Assigned lands will be handled separately.
The land will follow special planning and zoning rules.
Builders will also pay several costs connected with converting and registering the land.
The Musi land-pooling exercise is initially proposed between Nagole and Gowrelly.
Patta landowners may receive 50:50 developable-land shares or 1,400 square yards per acre, whichever is less.
Buffer-area patta land qualifies for 800 square yards per acre or eligible Transferable Development Rights.
Riverbed or Full Tank Level patta land receives 400 square yards per acre or eligible Transferable Development Rights.
The development entity will pay conversion, land-use-change, registration, and stamp-duty charges on allotted plots.
