India's New Rent Rules 2025
India has new rules for renting homes that will help both people who rent and those who own the homes.
Before, people who rented had to pay a lot of money upfront, sometimes even a whole year's rent.
Now, they only have to pay two months' rent as a deposit.
All rental agreements must be registered, either online or at the local office, within 60 days.
If someone doesn't register, they have to pay a fine.
The rules also say that landlords can only increase the rent once a year and must give three months' notice.
Rent above ₹5,000 must be paid digitally, and if the rent is more than ₹50,000 a month, some tax will be deducted.
If there are any fights about rent, special courts will solve them quickly, within 60 days.
Tenants also have more rights, like not being kicked out without a good reason and having landlords fix important problems within 30 days.
Landlords must give 24 hours' notice before entering the property.
Security deposits for residential properties capped at two months' rent, and six months' rent for commercial properties.
All rental agreements must be digitally stamped and registered online within 60 days, with a ₹5,000 penalty for non-compliance.
Landlords can only increase rent once a year with a 90-day notice.
Digital payments mandatory for rent above ₹5,000, and TDS applies if rent exceeds ₹50,000.
Special Rent Courts and Tribunals will resolve disputes within 60 days, and tenants have stronger rights against eviction and for essential repairs.
