India's InvIT, REIT distributions surge in Q2 FY26
Investors in India are seeing a big increase in money from InvITs and REITs.
These are like special funds that pay regular income from things like roads, power plants, and office buildings.
In the second part of the financial year 2026, these funds paid out over Rs 3,300 crore, which is a lot more than before.
REITs, which are mostly about offices, saw the biggest jump.
InvITs, which are about things like roads and power, also did well, especially because more people were traveling during the festive season.
Telecom and warehouse funds also did really well.
Experts think this good trend will continue in the next part of the year.
Distributions by listed REITs and InvITs jumped 34.3% quarter-on-quarter to over Rs 3,300 crore in Q2 FY26.
REITs led the increase with distributions rising nearly 50% sequentially due to improved office leasing and collections.
Road InvITs saw a 23.57% quarter-on-quarter rise and 108.01% year-on-year jump, benefiting from higher traffic during the festive season.
Private InvITs recorded distributions of over Rs 4,700 crore, up 13.44% quarter-on-quarter and 27.53% year-on-year, led by gains from telecommunication and warehouse trusts.
Power and energy-based InvITs showed modest growth with a 1.71% sequential surge and 5.33% year-on-year growth, maintaining steady and predictable payouts.
