India’s Operational Office REIT Portfolio Jumps 74 Percent

Real estate investment trusts, or REITs, let investors own parts of large property portfolios.

In India, office buildings held through REITs grew substantially in the first half of 2026.

The portfolio reached 167 million square feet, up from 95.8 million square feet a year earlier.

Retail REITs and warehouse infrastructure trusts also held sizable properties.

Bengaluru had the largest share of office space backed by REITs among major markets.

Hyderabad and Mumbai followed, while Ahmedabad had the smallest reported share.

More office space is being built for these listed REIT platforms.

The report said these structures help property owners sell assets and bring in more institutional investors.
