India's Real Estate Sector Sees Surge
India's real estate market is growing a lot.
The REITs, which are like investment funds for real estate, are now worth more than those in Hong Kong.
They give good returns to investors and pay high dividends.
A lot of money is being invested in Indian real estate, especially in office spaces, with Bengaluru being a top place for investments.
Retail spaces in shopping malls and high streets are also in high demand, with leasing expected to rise by 15% in 2025.
Private equity and venture capital investments are also increasing, especially in real estate and infrastructure.
Experts think this growth will continue, making the real estate sector even bigger.
India's REIT sector has a gross asset value of Rs 2.3 lakh crore, surpassing Hong Kong in market capitalisation.
Equity market capitalisation of Indian REITs reached Rs 1.66 lakh crore as of September 30, 2025.
Institutional investments in Indian real estate surged to a record USD 10.4 billion in 2025, with domestic investors accounting for 52% of the total.
Office assets captured 58% of total investment share in 2025, with Bengaluru emerging as the top investment destination.
Retail space leasing is expected to rise by 15% to nearly 9 million sq ft in 2025, driven by high demand from retailers and increased supply.
