Indian Hill States' Strict Land Rules Explained for Property Buyers

In India, some states have mountains and forests, and many people dream of buying a home there.

But buying land in these places is not always easy.

Several of these states have special laws that make it hard for people who do not live there to buy land.

This is meant to protect local people, their farms, their culture, and the environment.

Himachal Pradesh has a rule called Section 118 that limits who can buy land.

Other states like Uttarakhand, Sikkim, and several northeastern states have similar rules.

Jammu & Kashmir changed some of its rules after 2019, but some restrictions still exist.

The rules are different in each state and for different kinds of land.

So it is not true that outsiders can never buy land there—sometimes they can, if the government gives special permission.
