West Asia War Triggers Four-Month RERA Extension for Builders
The West Asia war has made it hard to get building materials, so the Indian government said it is a "war" and a special rule called "force majeure" can help.
They sent a letter on July 31 telling all state real‑estate regulators to give builders four extra months to finish homes that were supposed to be done after February 28, 2026.
This extra time only helps the builders with the dates on their paperwork.
It does not stop buyers from getting interest on money they paid or on refunds if they leave a project.
The Supreme Court has said that buyers’ right to interest is firm and cannot be taken away just because of a war.
So, even with the extra time, buyers still get the interest they are owed.
Centre treats West Asia conflict as war, invoking force majeure under RERA.
July 31 circular orders a uniform four‑month extension for projects with completion dates on or after Feb 28, 2026.
Extension applies only to project registration, not to interest payments.
Homebuyers still entitled to interest on refunds and monthly interest for continued occupancy.
Supreme Court rulings confirm interest rights are unqualified and not waived by force majeure.
