Oman: Property Ownership Opportunities Expand for Foreigners
Oman allows foreigners, including Indians, to buy property, but with rules.
You don't fully own the land, but get a long-term lease (usufruct).
Properties can be purchased in special areas called Integrated Tourism Complexes (ITCs) or certain commercial buildings.
In Muscat, more areas are now included, mainly multi-story buildings.
There are restrictions, such as only one unit per buyer.
Foreigners can't own over 40% of building units.
A minimum amount must be spent to buy property.
Banks can provide mortgages.
These rules help Oman attract investment while still safeguarding national interests.
Foreigners, including Indians, can buy property in Oman under specific conditions.
Ownership is through usufruct rights, which are long-term leaseholds (up to 99 years).
Undeveloped plots in ITCs require construction to begin within four years.
In 2020, Oman expanded usufruct rights in certain Muscat zones.
There are restrictions on the number of units owned and overall foreign ownership percentages.
