Unsold Homes Rise in 2025
In 2025, there were more homes available for sale than people wanted to buy in India's biggest cities.
This led to a 4% increase in unsold homes, reaching nearly 5.77 lakh units.
While some cities like Mumbai and Hyderabad saw a small decrease in unsold homes, most cities, especially Bengaluru, saw a big increase.
Experts think that if home loan interest rates go down and housing prices stay reasonable, more people might start buying homes again.
Prices for luxury homes went up a lot, but prices for regular homes went up a little.
Experts say that prices might not go up as much in 2026 because homes are already expensive for many people.
Unsold housing units in top 7 cities rose 4% to 5.77 lakh units in 2025.
Housing sales fell 14% to 3.96 lakh units, while new supply rose 2% to 4.19 lakh units.
Mumbai Metropolitan Region (MMR) saw a 1% decline in unsold homes to 1.79 lakh units.
Bengaluru recorded the sharpest jump in unsold inventory, rising 23% to nearly 64,900 units.
Anarock expects housing demand to improve if home loan interest rates decrease and housing prices remain under control.
