MMR Homebuyers Favor 2BHKs Amid Rising Property Prices
A survey asked people what kind of homes they want to buy.
In the Mumbai Metropolitan Region, many people preferred smaller 2BHK homes.
Only 39% of MMR respondents chose 3BHK homes, the lowest share among the major markets surveyed.
Across India, however, 3BHK homes were more popular.
Higher property prices are making some buyers delay purchases.
Some people are choosing to rent or look farther from central areas instead.
Most people said they wanted homes for themselves rather than as investments.
New housing projects and the reputation of the developer were also important to many buyers.
More than 40% of MMR survey respondents preferred 2BHK homes, while 39% preferred 3BHKs.
The Anarock Consumer Sentiment Survey – H1 2026 covered 8,320 people aged 23-77 across 14 cities.
Nationally, 3BHKs were the most preferred configuration at 48%, followed by 2BHKs at 38%.
Rising prices are influencing decisions, with some buyers shifting to rentals or peripheral locations.
Self-use accounted for 68% of home purchases, while 32% were for investment.
