Telangana RERA Orders Refund Over Undersized Villa Dispute
P. Krishna Reddy wanted to buy a villa in a project called Bentley Woods.
The advertisements showed the villa as being 5,069 square feet.
Later, the agreement showed only 3,900 square feet as the villa itself.
The remaining area was described as shared open space for the project.
Reddy said this was not explained earlier and that he was being overcharged.
He also said the builder would not return his advance when he tried to cancel.
The builder disagreed and said the measurements were only approximate.
Telangana RERA sided with Reddy and ordered a refund and a penalty.

The builder denied the allegations, saying the area in the brochure and agreement was approximate and not tied to pricing.
On August 24, 2026, Telangana RERA ordered the builder to refund ₹20 lakh and pay a ₹98.03 lakh penalty within 30 days.
