South Delhi luxury floor prices surge up to 21%
Some of the fanciest homes in New Delhi, India, are found in a part of the city called South Delhi.
These homes are very big and cost many crores of rupees.
A new report says these homes became more expensive between April and June 2026.
Prices went up by as much as 21 percent compared to a year earlier.
Even though the rest of India's housing market is slowing down, South Delhi is doing very well.
Very rich people, including many who live in other countries, want to buy these homes.
Some buyers are moving their money from the Middle East because of tensions there.
There are not many of these homes for sale, so buyers compete and prices rise.
The company that wrote the report thinks South Delhi homes will keep being valuable for a long time.
South Delhi luxury independent floor prices rose 6-21 per cent year-on-year in the April-June 2026 quarter, despite geopolitical tensions and slowing demand across India's top cities.
Category A colonies such as Mayfair Garden, Panchsheel Park, Anand Niketan and Chanakyapuri saw 20-21 per cent annual growth, with 2,500 sq. ft. floors up 21 per cent to Rs 18-28 crore.
The 6,000 sq. ft. floors surged 20 per cent to Rs 41-56 crore during the quarter.
Golden Growth Fund CEO Ankur Jalan attributed the momentum to premiumisation, redevelopment and sustained demand from HNIs and NRIs amid low supply.
The report noted approximately 18,500 plots are available across 42 Category A and B colonies, with redevelopment potential estimated at Rs 6.5 lakh crore.
Geopolitical tension in West Asia is prompting NRIs and HNIs to shift investment from the Middle East into South Delhi real estate.
