Secured real estate debt AIF gets ₹75 crore first close
A company called Certus Capital started a special money fund called the Certus TFCI Real Estate Fund.
The fund has already collected around ₹75 crore to begin its work.
This money will be used to give loans to people building houses, shops and offices.
The loans are 'secured,' which means the fund can keep the property if the loan is not paid back.
Certus Capital and another company called TFCI are the main investors putting money into the fund.
The fund wants to earn steady income over a long time instead of quick money.
In the first half of 2026, Certus Capital put more than ₹1,000 crore into real estate projects.
Most of that money went to projects around Delhi, Hyderabad, Mumbai and Chennai.
So far, the company has given out more than ₹2,500 crore in such loans and made about 15% profit for its investors on completed projects.
Certus Capital announced the first close of its Certus TFCI Real Estate Fund, a Category II AIF focused on secured real estate debt, with an institutional commitment of around ₹75 crore.
The commitment came from Certus Capital, including its team, and TFCI, which serve as the fund's sponsor and anchor investor.
Certus committed more than ₹1,000 crore across Indian real estate in H1 calendar 2026, with 37% in the National Capital Region, 26% in Hyderabad and 19% each in Mumbai and Chennai.
Certus Capital has committed over ₹2,500 crore in secured debt across more than 20 transactions, completed eight exits and reported approximately 15% net IRR to investors.
Founded in 2018, Certus Capital has around 2,500 investors on its digital platform Earnnest.me, with 70% making repeat investments, and has advised on about ₹8,750 crore of transactions for Oaktree, Cerberus and Bain Capital.
