Mumbai Housing Affordability Drops Below 50% Threshold
In 2025, buying a house became easier in many big cities in India.
Ahmedabad was the most affordable city, where people spend only 18% of their income on home loans.
Pune and Kolkata were next, with 22%.
Even in expensive Mumbai, the cost of home loans dropped below 50% of people's income for the first time.
This happened because the government lowered interest rates, the economy was doing well, and people were earning more money.
The only city where it got harder to afford a house was the National Capital Region (NCR), because houses in rich areas became more expensive.
Experts say this good affordability will continue into 2026, which is important for people to keep buying homes and for the economy.
Ahmedabad is the most affordable city with an 18% EMI-to-income ratio.
Pune and Kolkata follow with a 22% EMI-to-income ratio.
Mumbai's affordability improved to 47%, falling below the 50% threshold for the first time.
NCR saw a deterioration in affordability due to increased premium market activity.
The affordability index in NCR increased marginally to 28% in 2025 from 27% in 2024.
