Premium homes drive Mumbai's housing market growth in 2026
Mumbai sold 72,804 homes in the first nine months of 2026.
That was slightly more than in the same period a year earlier.
It was also the highest January-to-September sales total since 2018.
Builders launched 72,673 new homes.
Homes costing less than Rs 1 crore still made up most sales.
But more buyers were choosing homes that cost over Rs 1 crore.
Mumbai had more home sales than any other city market in the report.
The number of unsold homes went down slightly.
Mumbai recorded 72,804 home sales from January through September 2026, up 1% year over year and the highest total for that period since 2018.
Developers launched 72,673 units in Mumbai, a 13% year-over-year increase, broadly matching supply with demand.
Mumbai accounted for 28% of sales across India's top eight cities and remained the country's largest residential market.
Homes priced above Rs 1 crore increasingly drove growth, while homes below Rs 1 crore continued to dominate sales volumes.
Mumbai's quarterly sales climbed from 23,185 units in the first quarter to 25,449 in the third; unsold inventory fell 2% year over year to about 155,473 units.
