CURE Act Property Tax Revision Set for April 2027
The CURE Act is a new set of rules for governing parts of the Hyderabad region.
Property tax will not change right away.
It is due to be revised from April 1, 2027, after government property guideline values are updated.
Until then, the stated tax rates differ for homes, businesses and vacant land.
Existing tax assessments will be used as the starting point.
If a new calculation means someone owes more, the yearly increase will be limited to 10%.
Some owner-occupied homes smaller than 375 square feet will owe ₹101 a year.
People can submit details about new properties online, and the corporation will inspect them.
Illegal construction can attract penalties, but paying a penalty does not make the construction legal.
Property tax under the Core Urban Region Act will be revised from April 1, 2027, when guideline values are updated.
Tax assessments will use government guideline values per square yard, while existing assessments will serve as the base.
Until corporations notify their own rates, taxes are 0.15% for residential properties, 0.75% for commercial properties and 0.50% for vacant land.
Annual increases will be capped at 10% when a guideline-value assessment exceeds the existing tax; eligible owner-occupied homes under 375 square feet will pay ₹101 a year.
The Act sets penalties of 25% to 300% of property tax for illegal construction and enables online self-assessment for new properties.
