Maharashtra Removes Non-Farm Use Certificate Requirement
The Maharashtra government has decided to remove the need for a special certificate called a 'Sanad' when people want to change farmland for other uses like building houses or shops.
Before, people had to get this certificate, which could be a long and complicated process.
Now, they only have to pay a small fee based on the land's value.
This change will make it easier and faster for people to use their land for different purposes.
The government says local areas won't lose any money because of this change.
Everyone in the government agrees that this is a good idea.
Maharashtra government removes the requirement for a 'Sanad' certificate to convert agricultural land to non-agricultural use.
Landowners will now pay a nominal premium based on the Ready Reckoner rate instead of obtaining a 'Sanad'.
The Maharashtra Land Revenue Code (Second Amendment) Bill, 2025, was tabled by Revenue Minister Chandrashekhar Bawankule.
The new premium structure ranges from 0.1% to 0.5% of the Ready Reckoner value, depending on the land size.
The amendment aims to reduce bureaucracy and expedite the land-use conversion process for residential and commercial purposes.
