India's 2025 Housing Market Sees Mixed Trends
In 2025, fewer homes were sold in India's biggest cities, but the total amount of money made from these sales went up.
This is because the price of homes increased by 8% on average.
Most cities saw fewer sales, but Chennai was different and saw more homes sold.
However, premium homes, especially those still being built, saw a big price increase of up to 36%.
Experts say this happened because of higher home prices, job losses in the IT sector, and worries about the economy.
They also say that people really want nice, well-located homes with good amenities, which is why these homes cost more.
Looking ahead, the market for these premium homes is expected to stay strong.
Housing sales in India's top seven cities fell 14% year-on-year to 3.96 lakh units in 2025.
Total value of homes sold increased 6% to over Rs 6 lakh crore, with average residential price rising 8% year-on-year to Rs 9,260 per sq. ft.
Premium residential prices surged up to 36% year-on-year, driven by under-construction projects and strong end-user demand.
Sales declined in six cities, with Chennai being the only exception, seeing a 15% increase.
Experts attribute the decline to rising property prices, IT sector layoffs, and economic uncertainties, while the premium segment's growth is driven by limited supply and high demand for amenity-rich residences.
