GCCs Fuel India's Flex Office Growth, Green Spaces
Big companies from around the world are setting up offices in India, and they really like spaces that are good for the environment and have high-quality buildings.
These offices are called Global Capability Centres (GCCs).
More than half of these GCCs are in buildings that are certified as green and are of the highest quality, called Grade-A.
Cities like Mumbai and Hyderabad have almost all their GCC offices in these top buildings.
The report also says that these offices are moving away from the city centers to places on the outskirts because they are cheaper and can grow bigger.
The office market in Delhi-NCR is also doing well and is expected to be almost full by 2027.
GCCs are driving demand for flexible office spaces in India, with 60% in green-certified, Grade-A centres.
India hosts over 1,750 GCC companies across nearly 3,800 bases, accounting for over 40% of office space demand in the past two years.
Out of 1,400 flex centres in major Tier-1 cities, 475 house GCC operations, with 62% in green-certified and 85% in Grade-A buildings.
Mumbai and Hyderabad lead in premium adoption, with over 90% of GCC flex bases in Grade-A buildings, while NCR stands out on sustainability.
The Delhi-NCR office market is projected to reach 80.5-81% occupancy by March 2027, driven by strong leasing demand from consulting and IT-BPM sectors.
