India Home Sales Flatten as Developers Increase New Supply
A new report looked at homes sold in major Indian cities during the first half of 2026.
Developers sold slightly fewer homes than in the same period last year.
The total money earned from sales stayed almost the same.
This means the average home price rose a little, but not as quickly as before.
Developers also offered more new homes for sale.
That gives buyers more choices to compare.
However, more homes for sale does not automatically mean lower prices.
Prices can differ greatly between cities, neighborhoods and projects.
Buyers should check the full cost and the developer’s record before choosing a home.
Primary housing sales across Tier-1 cities were worth ₹3.63 lakh crore in H1 2026, nearly unchanged from H1 2025.
Homes sold fell 2% to 2.58 lakh units, while the average ticket size rose 2% to ₹1.41 crore.
Developers launched 2.98 lakh housing units, up 7% year-on-year and 18% from H2 2025.
MMR recorded the highest regional sales value and volume, while NCR had a much higher average ticket size.
Buyers are advised to compare projects, locations, developers, possession timelines and total purchase costs.
