India's InvIT Market Poised for Significant Growth Amid Infrastructure Demand
Imagine roads and bridges as giant money-making machines that the government wants to build more of.
To get the money, they are using a special plan called an InvIT, which is like a club where big investors can put their money in to help build and maintain these infrastructure projects.
A report says this club will become huge, worth over Rs21 lakh crore by 2030 because India needs to build a lot of new infrastructure.
These InvITs are seen as a stable investment, giving good returns, usually between 7-9% after taxes, which is better than just putting money in a savings account.
They are also less risky than investing in stocks, like owning pieces of companies.
Currently, there are many InvITs in India with billions of dollars invested.
A recent rule change means that while some investments like REITs (which are like apartment buildings for rent) are treated like stocks, InvITs are considered more like a mix of debt and stocks because they offer steady income.
Government plans and tax changes are helping this InvIT market grow.
India's InvIT market is projected to reach Rs21 lakh crore by 2030, driven by infrastructure needs and government initiatives.
Asset management firm Client Associates' report highlights InvITs offer attractive risk-return profiles with average pre-tax returns of 10-12% and post-tax returns of 7-9%.
InvITs exhibit lower volatility compared to equities, offering a stable investment profile with steady income.
As of FY25, India has 27 registered InvIT trusts with a combined AUM of Rs 6.3 lakh crore, having mobilized $15.8 billion over five years.
A recent SEBI decision classified REITs as equity but InvITs as hybrids, reflecting InvITs' stable cash flows and lesser liquidity.
