Millennial Shares Two Golden Rules for Building Wealth Through Real Estate
Cody Berman, who wrote a book called 'Retire by 30', says investing in real estate helped him become financially independent.
He started by using a strategy called house hacking, where he rented out part of his home to pay for his living expenses.
He followed two main rules: first, he made sure the rent from a property was at least 1% of its purchase price.
Second, he only bought properties he would be willing to live in himself.
This way, he avoided problems with bad tenants.
By the time he was 26, he owned 13 rental units and had money invested in the stock market.
He and his wife still use house hacking today and make money from renting out parts of their property while living in a smaller part themselves.
Cody Berman achieved financial independence by 26 through real estate investing and house hacking.
He followed the 1% rule, ensuring monthly rent was at least 1% of the property's purchase price.
Berman only invested in properties he would be willing to live in to avoid management issues.
By late 2021, he owned 13 rental units generating $3,700 monthly cash flow and had $500,000 invested in the stock market.
He and his wife currently live in a smaller house on their property and rent out the larger apartment and office space, earning $800 monthly.
