Housing Market Trends in 2025
In 2025, the number of houses sold in the top 7 cities of India went down by 14%, but the total money made from these sales went up by 6%.
This means fewer houses were sold, but the ones that were sold were more expensive.
The cities of Greater Mumbai and Pune sold the most houses, but both saw a big drop in sales.
More expensive houses, costing over Rs 2.5 crore, made up a bigger part of the new houses available.
The overall number of houses that didn't get sold also went up by 4%.
At the same time, private equity investments in real estate fell by 29% to $3.46 billion.
Investors were cautious due to higher costs and uncertainty, but office and retail real estate saw more investment.
Experts think that if the interest rates on home loans go down, more people might start buying houses again, and investments could rise by 28% in 2026.
In December 2025, home loan interest rates from top lenders ranged from 7.10% to 8.85%.
