Shanghai resale home sales rise 33% year on year in October
Shanghai recorded 24,653 resale home sales in October, registered through the city’s online system.
That was 33% more than a year earlier and higher than September’s roughly 23,500 sales, setting a six-year high for October.
Sales have stayed above 23,000 a month since March, even though the National Day holiday reduced the number of trading days in October.
Online interest also rose, while the average time to sell a home fell to 78.1 days, a low for nearly three years.
Much of the demand came from buyers seeking lower-priced homes, but some higher-end buyers also returned.
The market is showing signs of stabilising and recovering, though analysts say the improvement is not a broad-based turnaround and conditions vary by property.
One analyst expects November sales of 22,000 to 24,000 homes.
Shanghai recorded 24,653 online registrations for resale homes, including commercial properties, in October, up 33% from a year earlier.
The total exceeded September’s roughly 23,500 sales and was the highest October figure in nearly six years.
Seven trading days had more than 1,000 registrations, with the daily peak of 1,631 on October 17.
Analysts said online buyer interest and sales activity had strengthened, while cautioning that the market was still recovering rather than undergoing a broad reversal.

What people are saying
The market’s signals of stabilisation and recovery are already clear.
However, the market is still in a stage of recovery from its base, not a full-scale reversal.
Currently, overall customer activity is quite high, listing prices have risen somewhat compared with earlier, and room for negotiation is gradually narrowing.
